The total construction permitted is 240 sq.m + semi outdoor spaces 20% of 240=48 sq.m.
This means it can be built
1) A two-storey detached house (maisonette) with a ground floor area 120 sq.m semi outdoor space 24 sq.m - 1st floor area 120 sq.m + semi outdoor space 24 sq.m and Basement 144 sq.m (120+24=144 sq.m do not count in construction)

Or
2) one apartment per floor, each 120 sq. + 24 sq.m semi outdoor space

Or
3) two studios of 60 sq.m per floor + 12 sq.m semi outdoor space in each studio.
(in both the last two cases a basement of 144 M2 is allowed as in the first case).
